Manutio

For landlords who self-manage — near or far

You shouldn’t have to be in the middle of every repair.

Your tenant reports a leaking tap. Manutio finds the contractor, agrees a time with the tenant directly, and keeps everyone updated until it’s fixed. You see it happen — you’re not on a single phone call.

30 days free, no card. Or open the demo first — no sign-up.

Not a property manager. On purpose.

Manutio doesn’t collect your rent, screen your tenants or chase arrears. It does the one job that turns renting out a flat into a second job: getting a repair from reported to actually fixed.

You stay the landlord. You just stop being the call centre.

Three people, three schedules, and you in the middle.

The tenant

Texts you at 8pm. Doesn't know who to call. Wants to hear that something is happening.

The contractor

Doesn't answer during his workday. Proposes a time. Needs to be reminded twice.

You

Relaying messages between two people who could just talk to each other — often from a different city, sometimes a different timezone.

Manutio takes you out of the middle and lets the other two sort it out. You watch it happen.

How it works

You stay in control of the money.

Set a limit for small jobs and quotes under it are approved automatically — anything above waits for your yes. Either way, Manutio never spends a penny on your behalf.

1

Your tenant reports it

One link, sent once. They describe the problem from their phone and attach a photo. No app, no account, no password.

2

A contractor picks it up

Choose one, or let Manutio assign the right trade automatically. They get the details by text and agree a time with your tenant directly — no group chat, no relay.

3

You get proof it's done

Photos before and after. A follow-up that checks it stayed fixed. The full thread, if you ever need to look back.

A real look inside

Actual screens from the app — not stock photos.

Verdict: A dependable, well-rated choice. Just note: on the pricier side.
Every contractor scored from your own jobs, so you know who to trust with the next one.

You can’t inspect it yourself. So Manutio does.

If you’d normally drive over to see the work, this is what replaces the drive.

Before and after photos on every job, timestamped

A follow-up a few days later to check the fix held

Contractor scores built from your own jobs — reliability, speed, quality, price, availability

Flexible quotes, so you can compare instead of accepting the first number

One thread per job — every message, in order, whenever you want to check

Fair questions

My tenant won't download another app.

They don't have to. They get a link, they tap it, they type the problem. That's the whole thing.

I only have one or two properties.

Then you're exactly who this is for. Two flats you can't get to is more hassle than ten down the road — and no property manager will give a one-flat client real attention.

I don't live in the country the flat is in.

That's the normal case here, not the exception. Everything runs by text and link, and nothing needs you in the room.

What if a contractor goes quiet?

Manutio chases them. If it's urgent and they're still silent, it reassigns the job. You find out because it moved, not because it stalled.

The bit between let-only and fully managed.

A letting agent charges a one-off fee to find you a tenant. Full management typically runs around 10–12% of the rent, every month, for as long as you own the place.

Most landlords who upgrade to full management do it for one reason: they’re tired of handling repairs. That’s the only part Manutio does — from €19 a month, flat.
