Terms of Service

These Terms govern your use of Manutio ("the Service"), a maintenance coordination tool for landlords, provided as-is. By creating an account you agree to these Terms.
Accounts
You're responsible for the accuracy of information you enter and for keeping your login credentials confidential. You're responsible for the tenants and contractors you invite and the accuracy of the information you provide about them.
Subscriptions & billing
New accounts get a free trial period with no card required. If you choose to subscribe after the trial, you'll be billed monthly based on your number of active units, per the pricing shown at signup and on the /pricing page. You can cancel at any time from the billing portal; access continues until the end of the current billing period. We do not offer refunds for partial months.
No payment processing
Manutio does not process rent, deposits, or contractor payments. Quotes shown in the app are informational only -- any money that changes hands between you, your tenants, and your contractors happens entirely outside the Service.
Acceptable use
Don't use the Service for anything unlawful, to harass tenants or contractors, or to attempt to access another landlord's account or data.
Limitation of liability
The Service is provided "as is" without warranties of any kind. We are not liable for disputes between you, your tenants, or your contractors, or for the quality of any maintenance work coordinated through the Service.
Changes
We may update these Terms from time to time. Continued use of the Service after a change means you accept the updated Terms.
